RENT / LEAVE-AND-LICENCE AGREEMENT
This Rent / Leave-and-Licence Agreement ("Agreement") is made and executed

1. PREMISES
The Landlord/Licensor hereby grants to the Tenant/Licensee, and the
Tenant/Licensee hereby accepts, the right to use and occupy the
residential premises situated at:

fittings therein, on a leave-and-licence / rental basis on the terms
and conditions set out below.
2. TERM
2.1 This Agreement shall be for a period of 11 month(s),
commencing from _____________ and ending on _____________
("Term"), unless renewed or terminated earlier in accordance with
this Agreement.
2.2 Lock-in period: The Parties agree to a minimum lock-in period of
6 month(s) from the commencement date, during which
neither Party may terminate this Agreement except for a material
breach by the other Party.
2.3 Any renewal of this Agreement beyond the Term shall be by mutual
written consent of the Parties on such terms as may be agreed,
including a revision of the rent.
3. RENT AND SECURITY DEPOSIT
3.1 Monthly rent: The Tenant/Licensee shall pay to the Landlord/Licensor
a monthly rent of ₹25,000, payable in advance on or before the
7th day of each calendar month, by bank transfer or such other mode
as the Parties may agree.
3.2 Security deposit: The Tenant/Licensee has paid / shall pay to the
Landlord/Licensor an interest-free refundable security deposit of
₹75,000 prior to taking possession of the Premises. The
deposit shall be refunded within 30 (thirty) days of vacating the
Premises, after adjusting any dues, damages (beyond normal wear and
tear) or unpaid amounts.
3.3 Any delay in payment of rent beyond 7 (seven) days of the due date
may attract a reasonable late fee/interest as agreed between the
Parties.
4. MAINTENANCE AND UTILITIES
4.1 The Tenant/Licensee shall bear and pay, directly to the relevant
authority/society, all charges for electricity, water, gas,
internet/cable and other utilities consumed at the Premises during
the Term.
4.2 Society maintenance charges, unless otherwise agreed in writing,
shall be borne by the [Landlord/Licensor / Tenant/Licensee — to be
specified by the Parties].
4.3 The Landlord/Licensor shall be responsible for major structural
repairs, and the Tenant/Licensee shall be responsible for the day-
to-day upkeep of the Premises and fixtures provided.
5. OBLIGATIONS OF THE TENANT/LICENSEE
5.1 To use the Premises only for residential purposes and not for any
illegal, immoral or commercial activity.
5.2 Not to sublet, assign or part with possession of the Premises, in
whole or in part, without the prior written consent of the
Landlord/Licensor.
5.3 Not to make any structural alteration or addition to the Premises
without the prior written consent of the Landlord/Licensor.
5.4 To permit the Landlord/Licensor or authorised representatives to
inspect the Premises at reasonable times upon prior notice.
5.5 To hand over vacant, peaceful possession of the Premises on
expiry/termination of this Agreement, in the same condition as
received, subject to normal wear and tear.
6. TERMINATION
6.1 Either Party may terminate this Agreement after the lock-in period
by giving the other Party not less than 1 (one) month's prior
written notice.
6.2 Either Party may terminate this Agreement with immediate effect, at
any time including during the lock-in period, in the event of a
material breach of this Agreement by the other Party that remains
uncured for 15 (fifteen) days after written notice of such breach.
6.3 On termination or expiry, the Tenant/Licensee shall vacate the
Premises and hand over possession along with all keys, and the
Landlord/Licensor shall refund the security deposit as set out in
Clause 3.2.
7. GOVERNING LAW AND JURISDICTION
This Agreement shall be governed by and construed in accordance with
the laws of India and the applicable state rent/leave-and-licence
legislation of [State]. The courts/authorities at
[City], [State] shall have exclusive jurisdiction over any
dispute arising out of or in connection with this Agreement, subject
to applicable rent control/registration requirements.
8. REGISTRATION AND STAMP DUTY
This Agreement shall be executed on appropriate stamp paper / e-stamp
and, where required by law (including agreements for a term exceeding
11 months in several states), registered with the concerned
Sub-Registrar of Assurances at the cost and responsibility of the
Parties as mutually agreed.
