Stamp Duty & E-Stamp Rates by State (India)

Stamp duty is a state subject, so the same sale deed, rent agreement or power of attorney costs different amounts in each state. Compare the headline sale-deed and rent-agreement rates and e-stamp availability across 30 states and union territories, then open a state for its instrument-wise rates, registration fee, FAQs and an estimate calculator.

Headline rates for a standard transfer. Each state page lists concessions, surcharges, caps and the date the rates were verified.

Method and sources

Each state page records the governing Stamp Act, instrument-wise rates, the registration fee, e-stamp and franking availability, the official registration or e-stamp portal, the sources used and the date the rates were last verified. Values we could not verify are shown as "Verify with the sub-registrar" rather than estimated. For a rate not listed here, use the custom-rate stamp duty calculator.

Frequently asked questions

Stamp duty on most instruments is levied by states under Entry 63 of the State List. Each state either has its own Stamp Act or adapts the Indian Stamp Act, 1899 through state amendments, so rates, concessions and surcharges differ.

States charge duty on the higher of the agreed consideration and the government-notified market value (called circle rate, ready reckoner, guidance value or DLC rate depending on the state).

An e-stamp certificate is an electronic record of stamp duty paid, generated through a state-authorised system and verifiable online. Franking is a physical impression made on the document by an authorised bank or vendor. Some states still allow franking; others have moved to e-stamps or state e-challans.

Where a state supports e-stamping, CaseDocker Document eSigner lets you attach an Online CaseDocker e-stamp to the agreement and collect Aadhaar eSign or electronic signatures from each party. Documents that must be registered still need the sub-registrar process.
