How this is calculated

For a sale/conveyance deed the stamp duty is ad valorem — the state’s headline rate applied to the consideration (or the circle/ready-reckoner value, whichever is higher). A lease is estimated at a reduced fraction here, but real lease duty depends on the term and annual rent. For an agreement, affidavit or POA the duty is a nominal fixed amount in most states.

The registration charge is levied under the Registration Act 1908, typically around 1% of the consideration, and some states cap it (for example a ₹30,000 ceiling). Nominal instruments usually attract little or no registration fee.

No. Stamp duty is a state subject. Each state sets its own rates and rebates under its Stamp Act, so the same sale deed can cost very different amounts in different states.

Duty is charged on the higher of the actual consideration and the state’s circle / ready-reckoner value. If your consideration is below the government value, duty is still calculated on the government value.

Several states offer a rebate for women buyers or first-time/affordable-housing buyers. This calculator uses the standard headline rate and does not model those rebates, so your actual duty may be lower.

Under the Registration Act 1908 the registration fee is commonly about 1% of the consideration, and some states cap it. Nominal instruments such as affidavits usually attract little or no registration fee.
