Why do rent agreements run for 11 months?
Section 107 of the Transfer of Property Act, 1882 and Section 17(1)(d) of the Registration Act say a lease from year to year, for a term exceeding one year, or reserving a yearly rent can be made only by a registered instrument. Setting the term at 11 months keeps the lease below that threshold, so the parties can sign an unregistered, stamped agreement. Eleven months is a convention, not a statutory figure.
